Mortgage advice that fits your situation
Buying a home is a major financial decision. Which mortgage suits you does not only depend on the interest rate. Your income, age, plans for the future, family situation, energy label and any existing mortgage play a part too.
We compare the options at different lenders. We do not just look at the rate, but also at the conditions, flexibility and affordability, now and in the future.
How much can you borrow?
The maximum mortgage is determined by, among other things:
- your income and financial obligations;
- the mortgage interest rate;
- the market value and energy label of the home;
- any student debt and other loans;
- the mortgage type you choose.
In principle you cannot borrow more than 100% of the market value of the home. Under certain conditions, extra room may be available for energy-saving measures. The energy label can also affect the maximum mortgage based on your income. The lending standards are set every year.
Which mortgage type suits you?
New mortgages are mainly annuity and linear mortgages. An interest-only part can also be suitable in certain situations, for example with an existing mortgage or when lower monthly costs are wanted. Which type or combination makes sense depends on your personal and financial situation.
Personal mortgage advice
A mortgage often runs for decades. That is why we look further than the maximum you can borrow today. We also discuss the possible effects of retirement, disability, death, a growing family and changes in income. That way you know not only what you can borrow, but above all whether the mortgage suits you.
