Linear mortgage
Repay the same amount every month: your debt goes down quickly and your monthly costs keep falling.

With a linear mortgage you repay a fixed amount of the mortgage debt every period throughout the term. On top of that you pay interest on the remaining debt. Because the debt keeps getting smaller, the amount of interest you pay goes down too.
- monthly costs are relatively high at the start;
- after that, monthly costs keep going down;
- the mortgage debt goes down relatively quickly;
- with the same rate and term, total interest costs are usually lower than with an annuity mortgage.
Mortgage interest deduction
For a new home loan, a linear mortgage can meet the tax repayment requirement. The other conditions for a home loan also apply to the interest deduction.
When can this mortgage type suit you?
A linear mortgage can suit you, for example, if you can carry the higher costs at the start, want to reduce your mortgage debt faster and want lower monthly costs in the future.
